Service 02 · Concept & detail design for renovations and new builds

From a sketch
to a buildable plan.

We take your ideas, sketches and renders and turn them into a complete set of drawings, with the electrics, plumbing, materials and a full list of quantities. Builders can price it and build it exactly as designed.

Concept or detail?

A concept shows the idea.
Detail design makes it real.

Sketches and renders are how you decide what you want. But a builder can't price or build from a picture. Detail design fills that gap: every wall measured, every cable and pipe placed, every material named and counted.

How an idea becomes a project

Sketch, render,
then every detail.

Step 1 · Concept

Rough ideas, on paper

We start from your brief, your sketches or your existing plans, and try layouts together until the rooms work the way you live.

Step 2 · Visualise (optional)

See it before deciding

If you want to see it first, we render the chosen layout. The same 3D model carries straight into the detail drawings. About renders

Step 3 · Detail design

Drawn to be built

We draw it properly in CAD, design the electrics and plumbing, choose the materials, then measure and list everything a builder needs to price it.

One plan, every trade

Look inside
a detail design.

Every socket and switch

Where each socket, switch and light goes, and which switch turns on which light. Your electrician installs exactly this, so nothing is guessed on site.

What's in a detail design

Everything a builder
needs, in plain terms.

01 · The drawings

Plans, elevations & sections

Every wall, door and window, to the millimetre.

Electrical design

Every socket, switch and light, placed.

Plumbing & drainage

Water in, waste out, every route drawn.

Materials & finishes

Every stone, tile and paint, room by room.

02 · The numbers

Quantity take-off

Everything measured and counted.

Bill of quantities (BOQ)

One list, so every quote is for the same job.

Cost estimate

Priced at local rates before you commit.

Drawings for licences

Ready to go with the architect.

What a BOQ looks like

A few lines taken from the example plan above. Every item has a unit and a quantity. Builders add their price to each line, so you can compare quotes like for like.

Questions

Before you
ask.

Yes. Most projects start with a conversation and a sketch on paper. If you have existing plans or an architect’s drawings, we start from those instead.

Yes. That is one of the main reasons to do it. Every builder prices the same list, so you can compare quotes properly. You are not tied to building with us.

For work that needs a building licence, an architect has to sign the project. We prepare the design and drawings and work alongside your architect, or bring one in for you.

A typical apartment or single-floor reform up to 120 m², with 2 revision rounds. Larger homes, extra floors and new builds are quoted after a first call.
Usually 4 to 8 weeks from the first site visit to the final drawing set, depending on size.
